After both parties accept the agreement, buyers begin fulfilling their conditions—most commonly financing, home inspection, and for condos, status certificate review.

Financing: Most buyers are pre-approved, so this step typically wraps up within 5–7 business days, as they finalize paperwork with their mortgage broker.

Home Inspection: Scheduled in advance, inspections take 2–3 hours with the buyer and their agent present. Afterward, one of four outcomes is possible:

  • All clear — Buyer signs the waiver and removes the condition.
  • Repair request — Buyer may ask the seller to address issues.
  • Price reduction request — Buyer seeks a discount; we guide you through negotiation.
  • Deal termination — If major issues arise, the buyer may walk away and the deposit is returned.

Condo Sales Status Certificate: The seller orders the Status Certificate (approx. $100), which is reviewed by the buyer’s lawyer. This takes 6–10 business days to receive and 1–3 days to review. If satisfactory, the condition is waived.

Once all conditions are met and the waivers are signed and submitted, the deal becomes firm and your home is officially SOLD. Congratulations!
